Promesa Investment Properties is an Oregon real estate investment team working in the southern part of the state — Medford, Ashland, Grants Pass and Klamath Falls. We help retail and everyday investors buy and sell income-producing property with the kind of analysis that is normally kept on the institutional side of the table.
The premise is narrow and we have not moved off it: a building is worth what its income supports, and an investor is entitled to see the arithmetic that produced the number rather than a conclusion about it. Every figure we publish is labelled in-place or pro forma. Every cap rate travels with the net operating income definition that produced it. Every projection carries the cost and the time it takes to get there.
We add a market when a licensed broker actually operates in it, and not before. That is why the list is four towns rather than the whole state.

The file
Operating statement, rent roll, trailing twelve, deferred maintenance, comparables, and the assumption set that produced every figure. Nothing is stated as in-place unless it is on the rent roll.
Go or no-go
A written recommendation with the arithmetic behind it. Roughly half of what we underwrite comes back as no-go, and you get that answer in the same detail as a yes.
