Whether you are buying or selling, the work is the same: build the file, label every figure, and show the arithmetic that produced the number.
Buy
Every property we send you comes with the assumptions we would use if we were writing the cheque.
We start from the yield you need and the work you are willing to take on, not from what is available this week. A file reaches you with the operating statement, the rent roll, the trailing twelve, the deferred maintenance and the assumption set already attached.
You will also be told which files we would not write on ourselves, and why. That is not a sales technique; it is the only way the recommendations you do get are worth anything.

- We underwrite candidates before you see them, and decline the ones that do not clear.
- You receive files, not listings: income, expenses, assumptions, and a go or no-go with the arithmetic.

Sell
We will value your building the way a buyer's lender will, and show you the file.
The number that matters is the one a buyer's lender will support, because that is the number that survives to closing. We build the valuation from your operating statement and rent roll the way an underwriter will read them — management restated, capital pulled out of repairs, vacancy set to something the submarket supports.
If that produces a lower number than you have been told elsewhere, you get the arithmetic rather than an opinion about the market. You are free to take it to whoever gave you the higher one.
