Medford carries the valley's working inventory: 1960s and 1970s garden fourplexes and eight-unit walk-ups, most of them held long enough that in-place rents sit under what the unit would lease for today. That gap is the whole underwriting question, and it is not always worth what a seller thinks it is.
We price the gap the way a buyer's lender will — on the cost and the vacancy it takes to close it, not on the market rent alone.
